foreclosing Mortgagee. In that event, your damages, if any, shall be limited solely to the return of the bid amount tendered at sale, plus interest.

MORTGAGE SALE-

Default having been made in the terms and conditions of a certain Mortgage made by The First National Bank & Trust Co. of Iron

Mountain, as

mortgagors, to Terry Gordon, as mortgagee, dated August 25, 2011, and recorded on

August 29, 2011, in Liber 734, Pages 771-788, in the office of the Register of Deeds for the County of Dickinson, and State of Michigan, on which Mortgage there is claimed to be due and owing the sum of $8,184.18 for principal and interest, as of July 24, 2017, with interest

continuing to accrue thereon at the rate of $.79068 per day (7.10% per annum).

And no suit or

proceedings at law or in equity having been initiated to recover the debt secured by said Mortgage or any part therof, and the power of sale contained in the Mortgage having

become operative by reason of such default.

NOW, THEREFORE, by virtue of the power of sale contained in said Mortgage, and pursuant to the statute of the State of

Michigan in such case made and provided, notice is hereby given that on September 1, 2017, at 10:00 o’clock in the forenoon, said Mortgage will be

foreclosed by sale at public action, to the highest bidder, at the front entrance of the Circuit Court

Courthouse, Dickinson County Building, in the City of Iron Mountain, Michigan, for the

purpose of satisfying the amounts due and unpaid upon said

Mortgage, together with the interest thereon, and all legal costs, charges, and

expenses of sale,

including the attorneys’ fees allowed by law, and also any sum or sums which may be paid by the Mortgagee and necessary to

protect its interest in the premises.(The

successful bidder is

required to provide cash or certified funds to the Mortgagee at the sale.)

Said premises are

located in the County of Dickinson, Township of Breitung, and the Sate of Michigan, described as follows:

Lots Twenty-Two (22), Twenty-Three (23) and Twenty-Four (24), Block Two (2)

According to the recorded Plat of first addition to East Breitung, in the

Township of Breitung, Dickinson County, Michigan. Commonly known as 840 Superior Street, Kingsford, Michigan 49802

The redemption period, pursuant to MCL 600.3240, shall be one (1) year from the date of such sale; unless said premises are deemed abandoned pursuant to MCL 600.3240(10), in which case the redemption period shall be one (1) month from the date of such sale.

The property may be redeemed within the redemption period set forth above by paying the amount bid at the foreclosure sale, plus

interest, statutorily

permitted fees to preserve the property, and unpaid

encumbances on the property from the date of sale.

Pursuant to MCL 600.3278, if the

property is sold at

foreclosure sale under the foreclosure by

advertisement statue, the borrower/mortgagor, and any other person obligated on the

mortgage, is liable and shall be held

responsible to the

person who buys the property at the

mortgage foreclosure sale, or to the

mortgage holder, for any damage or

physical injury to the property during the redemption period. Furthermore, after the property is sold at

foreclosure sale, and providing notice under MCL 600.3237, the purchaser at the sale may inspect the

property, including the exterior and interior of any structures on the property, as provided in MCL 600.3238.
