‘Sandstone’ apartments planned in downtown IM

IRON MOUNTAIN — A developer plans to provide seven apartment units by renovating the second floor of the Sandstone building on East Ludington Street that once housed Iron Mountain’s City Hall and fire department.

Beau Anderson of Eden Property Collection of Norway hopes to begin construction in February with completion by summer, proposing “high end” one- and two-bedroom apartments under the name Sandstone Studios.

Anderson is seeking a tax break from the city under its Commercial Rehabilitation Exemption program, with a public hearing set for 6 p.m. Oct. 7. The estimated $700,000 project is eligible for a nine-year abatement on the value of the building improvements, City Manager Jordan Stanchina said.

The new development would retain the current restaurant, bar and lower-level office spaces. The building also has a one-story parking garage.

In his application, Anderson noted the project will help fill a gap in quality housing while utilizing an historic downtown structure.

The Sandstone building at 208 E. Ludington St. dates to the early 1890s. It was purchased by the city in about 1900 and used until 1994 for city offices as well as fire engine bays. Under private ownership, it has had mixed commercial and residential uses the past 25 years.
