New multi-family housing coming to Florence

Construction on 44 units to start in 2022

MOSINEE, Wis. — A Mosinee-based property developer has committed to building a new multi-family housing complex in Florence County.

Florence County officials have approved plans by S.C. Swiderski LLC for 44 market-rate apartments in the Town of Florence, the county seat. S.C. Swiderski is a real estate developer with more than a half-billion dollars of residential projects in progress.

The apartment site has been named SCS Florence and will be on 10 acres of land on Chapin Street north of Lagoon Road, on the north side of Florence. The plans for the site feature three buildings and will offer 12 different floor plans, ranging from 700 to 1,237 square feet. There will be a mix of one- and two-bedroom apartments and townhomes.

“Our floor plan mix is based on research of the area demographics and demand, so we will be offering a variety of options for those seeking maintenance free living,” said Jacqui McElroy, S.C. Swiderski director of business development.

All homes will have private entrances, in-unit laundry and garage parking. Rent rates will include heat, water, garbage, cable television and internet.

“We have been working with the county for a year on the plans and are happy to bring quality housing with professional service to Florence. We appreciate the support of the county and their participation in this project,” McElroy said.

“S.C. Swiderski is a very reputable company who designs, builds, owns and manages mid-priced apartments for long-term success. We are fortunate to have connected with this company and their very professional staff,” said Wendy Gehlhoff, Florence County economic development director.

Florence County has been contacting contractors and developers since 2019 to increase the number of mid-priced apartments and homes to meet the needs of new families and workers. Florence County now has only 13% rental properties compared with a statewide average of 33%. This project will increase rental units in the county by only 1%, so demand remains for more apartments as well as additional mid-priced homes to satisfy a growing population.

After completion, the guaranteed assessed value of the project will be $3 million. All roads through the site are private roads. Full landscape plans, which include a buffer area between the apartments and Lagoon Road, also were approved as part of the project.

S.C. Swiderski Construction will be the general contractor for the project and the apartments will be managed by the property management division of S.C. Swiderski. The company already has multi-family projects in construction in Waupaca, Shawano, Hortonville, Merrill, Stanley and Oshkosh in Wisconsin.
