MOSINEE, Wis. — A Wisconsin developer intends to build 44 market-rate apartments valued at nearly $5 million in Niagara, Wis., in 2022.

The Niagara City Council has approved Mosinee, Wis.-based S.C. Swiderski LLC’s plans for a multi-family residential development.

The apartment site has been named SCS Niagara and will be on 5.11 acres of land off Coolidge Avenue and Ford Court. The plans call for four buildings with six different floor plans, ranging from 900 to 1244 square feet. The site will feature two single level six-unit apartment buildings and two 16-unit, two-story apartment buildings, with a mix of two- and three-bedroom apartments.

“Our floor plan mix is based on research of the area demographics and demand, so we will be offering a variety of options for those seeking maintenance-free living,” Director of Business Development Jacqui McElroy said. “All homes have private entrances, in-unit laundry and garage parking. Rent rates will include heat, water, garbage, cable and internet.

When finished, the project’s guaranteed assessed value will be $4,922,372.

“We have been working with the city since the beginning of the year on the plans and are happy to bring quality housing with professional service to Niagara,” McElroy added. “We appreciate the support of the city and their participation in this project.”

S.C. Swiderski Construction will be the general contractor and the apartments will be operated by the company’s property management division.

The company has multi-family projects in construction in Waupaca, Shawano, Hortonville, Merrill, Stanley and Oshkosh. It announced earlier this year a similar project in Florence, Wis., also to be built in 2022.

In all, S.C. Swiderski LLC claims to have more than a half-billion dollars of residential projects in development.
