Plans for $24.5M in work at Pine Mountain Resort

IRON MOUNTAIN — The Iron Mountain City Council heard preliminary plans Monday for an estimated $24.5 million expansion and redevelopment of Pine Mountain Resort.

Storie Co. of Indianapolis, which is in the process of acquiring the resort, has plans that include 35 new cabins northeast of the lodge, along with a new public road entrance, a mountain bike pump track, sledding hills, walking and biking trails, a splashpad and a community greenspace.

Trinity Hart, Storie’s chief product officer, said Brownfield assistance would help cover infrastructure costs, including demolition of maintenance buildings on site. “It’s the buildings themselves that are an issue,” she said of the need for remediation.

About $2.8 million in eligible activities is expected to be included in the Brownfield plan.

If approved by the state and Dickinson County’s Brownfield Redevelopment Authority, developers could recapture taxes from the increase in taxable value, City Manager Jordan Stanchina explained. This is done through Brownfield tax increment financing, where the amount of taxes reimbursed can’t exceed the eligible costs identified in the Brownfield plan.

No action was required by the council at this time, though a majority objection could potentially stop the project.

“I’m tired of giving up tax money all the time,” Mayor Dale Alessandrini remarked, but he acknowledged the project as “good” and very worthy of going forward.

Hart said the planned cabins are for two to six people, with no kitchens. “They’re hotel rooms, but individual buildings,” she said.

About 10 of the 35 cabins would be in Breitung Township and the entire project is split about equally between the two municipalities.

Part of the goal is to make the resort more attractive to visitors year-round, Hart said.

The subject property includes six parcels totaling more than 282 acres. The new entrance road would run south of Bellagamba Road and west of Timberstone Golf Course.

Storie Co. lists Four Seasons in Pembine, Wis., in its current portfolio, along with several major developments in Indiana.
