ATTN PURCHASERS: This sale may be

rescinded by the

foreclosing Mortgagee. In that event, your damages, if any, shall be limited solely to the return of the bid amount tendered at sale, plus interest.

Default having been made in the terms and conditions of a certain Mortgage dated the 20th day of October 2015 by Cary David Voirol, as Mortgagor to First National Bank & Trust Co. of Iron

Mountain, as

Mortgagee, and recorded on the 16th day of November 2015, in the office of the

Register of Deeds for Dickinson County, Michigan in Liber 830, on Pages 130-138; on which Mortgage there is claimed to be due and unpaid at the date of this notice for

principal and interest, the sum of $15,334.93 as of March 5, 2021, with interest continuing to accrue thereon at the rate of 5.0% per annum.

And no suit or

proceedings at law or in equity having been initiated to recover the debt secured by said Mortgage or any part thereof, and the power of sale contained in the Mortgage having

become operative by reason of such default.

NOW THEREFORE, by virtue of the power of sale contained in said Mortgage, and pursuant to the Statute of the State of

Michigan in such case made and provided, NOTICE is hereby given that on the 23rd day of April 2021 at ten o’clock in the forenoon, said Mortgage will be

foreclosed by sale of the mortgaged

premises at public

auction, to the highest bidder, at the front

entrance of the Circuit Court Courthouse,

Dickinson County, Michigan to pay the amount claimed, with the interest thereon at 5.0% percent per

annum and all legal costs, charges, and

expenses, including the attorneys’ fees

allowed by law, and also any sum or sums which may be paid by the undersigned necessary to protect its interest in the

premises.

Said premises are

located in the

Township of Sagola, County of Dickinson, and State of Michigan, described as follows:

A parcel of land

located in the Northwest Quarter of the Northeast Quarter (NW ¼ x NE ¼) of Section Thirty-three (33), Township Forty-four (44) North, Range Thirty (30) West, Township of Sagola, County of

Dickinson, State of Michigan, described as follows:

Beginning at a point on the Southerly Right of Way line of Highway M-95, which point is 695.1 feet South and 1307.04 feet West of the Northeast Corner of Section 33; thence running North 0

degrees 29’40ã Wet for a distance of 100.00 feet; thence running West for a

distance of 411.98 feet to a point on the

Easterly Right of Way line of Kimberly Road; thence running

Southerly along said Road Right of Way line as follows; South 23 degrees 28′ West for a

distance of 120.36 feet; South 30 degrees 36′ West for a distance of 271.35 feet; thence running South for a

distance of 47 feet more or less to a point where the East line of the Kimberly Road

intersects the Northerly Right of Way line of Highway M-95; thence running North 64

degrees 07′ East along said Right of Way line for a distance of 665.68 feet to the Point of Beginning.

The redemption period shall be six (6) months from the date of such sale unless determined abandoned in

accordance with MCL 600.3241a, in which case the redemption period shall be 30 days from the date of such sale.

Pursuant to MCL 600.3278, if the

property is sold at

foreclosure sale under the foreclosure by

advertisement statute, the borrower/mortgagor, and any other person obligated on the

mortgage, is liable and shall be held

responsible to the

person who buys the property at the

mortgage foreclosure sale, or to the

mortgage holder, for any damage or

physical injury to the property during the redemption period. Furthermore, after the property is sold at

foreclosure sale, and providing notice under MCL 600.3237, the purchaser at the sale may inspect the

property, including the exterior and interior of any structures on the property, as provided in MCL 600.3237.
